What We Handle
Framing We frame perimeter walls, partition walls, bedroom walls, bathroom surrounds, bulkheads, and soffits. All framing is done to Alberta Building Code requirements and ready for the City of Calgary framing inspection.
Insulation Batt insulation on perimeter walls and ceiling — to code R-values with proper vapor barrier installation. We use fiberglass or mineral wool depending on the application.
Drywall Installation Full drywall hanging for walls and ceilings. We use the right board for each application — moisture-resistant greenboard in bathrooms, Type X fire-rated board where code requires it, and 5/8" board for sound-rated assemblies.
Taping & Mudding Professional taping, mudding, and finishing to Level 4 or Level 5 standard — your choice. We feather every coat and sand to a clean, paint-ready surface.
Ceiling Finishing Smooth or knockdown ceiling texture — whichever you prefer. Smooth ceilings are the most popular choice in Calgary basement developments — clean, modern, and they reflect light well during Calgary's darker winter months.
Sound Isolation (Optional) For legal suites or spaces where noise control matters, we install Sonopan panels, resilient channels, and 5/8" drywall to meet Alberta Building Code STC requirements between dwelling units.

- Drywall installation: $1–$3 per square foot

The Permit Process
Basement development in Calgary requires a building permit — and a framing inspection before drywall goes up. We coordinate our schedule around the inspection so there are no delays.
For legal suites, a development permit is also required before the building permit application. We're familiar with the process and can help you understand what's needed for your specific project.
Note: The City of Calgary Secondary Suites Amnesty Program is currently extended to December 2026 — if you have an existing illegal suite built before March 2018, this program may reduce the cost of legalization.
Lifestyle Basement vs. Legal Suite
Lifestyle basement — for your own use. Bedroom, bathroom, rec room, home office, gym. Requires a building permit only. Faster and simpler permitting process. Typical timeline 6–10 weeks from permit to completion.
Legal suite — separate living space for rental income. Requires both a development permit and building permit, plus specific code requirements for fire separation, egress windows, ceiling heights, and STC ratings. Legal suites in Calgary typically rent for $1,400–$2,000/month.
